  • Basic Service Plan – 5%

    This plan ensures property owners are fully compliant with the Residential Tenancy Act (RTA) maintenance submission requirements. Please note: PRPM Inc. does not handle rent collection under this plan.


    • Coordinating and communicating with the tenant on behalf of the owner
    • The owner makes a monthly payment to PRPM Inc. via e-transfer
    • After-hours maintenance calls (between 7 pm–7 am): $175.00 per hour
    • Labour fee: $50.00 per hour
    • Move-in/move-out inspections: $85.00
  • Standard Service Plan – 6% of the monthly rent roll

    Our Standard Service Plan is designed for owners looking for a comprehensive, hands-off property management experience, including essential maintenance and tenant services.


    • Coordinating and communicating with the tenant on behalf of the owner
    • Submitting all maintenance requests to a technician for repair
    • Rent collection
    • Monthly drive-by inspection
    • Financial reporting
    • Move-in/move-out inspections: $75.00
    • After-hours maintenance calls (between 7 pm–7 am): $175.00 per hour
    • Labour fee: $50.00 per hour
    • N1 notices: $45.00 per year
    • N4 notice: $45.00 per notice
    • N5 notice: $45.00 per notice
  • Support Service Plan – 8% of the monthly rent roll

    This plan is ideal for owners who want even greater support and streamlined operations, with enhanced administration of LTB notices and reduced inspection fees.


    • Coordinating and communicating with the tenant on behalf of the owner
    • Submitting all maintenance requests to a technician for repair
    • Rent collection
    • LTB notices (such as N4, N5, N1)
    • Monthly drive-by inspection
    • Financial reporting
    • Move-in/move-out inspections: $50.00
    • After-hours maintenance calls (between 7 pm–7 am): $175.00 per hour
    • Labour fee: $50.00 per hour
  • Premier Service Plan – 10% of the monthly rent roll

    For owners seeking premium property management with advanced legal support, our Premier Service Plan offers an all-inclusive experience with additional LTB processing at PRPM’s cost.


    • Coordinating and communicating with the tenant on behalf of the owner
    • Submitting all maintenance requests to a technician for repair
    • Rent collection
    • LTB notices (such as N4, N1, N5)
    • Processing of L1 and L2 applications at PRPM’s cost
    • Monthly drive-by inspection
    • Financial reporting
    • Move-in/move-out inspections: $45.00
    • After-hours maintenance calls (between 7pm–7am): $150.00 per hour
    • Labour fee: $50.00 per hour
  • Executive Service Plan – 12% of the monthly rent roll

    Our Executive Service Plan is the ultimate in property management, offering complete coverage, inclusive inspections, and the most competitive after-hours rates.


    • Coordinating and communicating with the tenant on behalf of the owner
    • Submitting all maintenance requests to a technician for repair
    • Rent collection
    • LTB notices (such as N4, N1, N5)
    • Processing of L1 and L2 applications at PRPM’s cost
    • Monthly drive-by inspection
    • Financial reporting
    • Move-in/move-out inspections: included
    • After-hours maintenance calls (between 7pm–7am): $100.00 per hour
    • Labour fee: $50.00 per hour
  • Tenant Placement – 1 month’s rent + HST

    Our Tenant Placement service is designed to help you secure the right renter for your property, with a thorough and professional approach at every stage.

    • Key handover
    • Move-in/move-out inspections: additional $75.00 + HST
  • Vacation Management – $575.00 per month

    Going on vacation and worried about your home? Don’t be. PRPM Inc. provides regular visits and thorough checks to ensure the safety and security of your property while you’re away.


    • Twice-weekly property attendance
    • PDF report provided after each month
    • Interior checks to ensure there are no leaks
    • Exterior checks to ensure there is no damage to the home
    • Cycling the water lines
    • Watering your plants and much more
  • Spring & Fall Inspection – $75.00 + HST per property

    Ensure your home is ready for both warmer and colder months. Our Spring and Fall Inspection includes essential maintenance and a detailed report delivered to you.


    • Comprehensive seasonal inspection
    • Replacing furnace filter
    • Detailed report provided to the homeowner
  • Combined Spring & Fall Payment – $100.00 + HST per property

    Register for both seasonal inspections at the same time and save. This combined service keeps your home in peak condition year-round.


    • Combined spring and fall inspection
    • Includes furnace filter replacement
    • Detailed report provided to the homeowner
  • Maintenance Invoice Charges – 10%

    Transparent and fair pricing for all your property’s maintenance needs, with flexible rates for larger projects.


    • 10% charge applied to all final invoices for maintenance under $2,000
    • For invoices over $2,000, a 5% or 2% charge will be applied (negotiable for special situations)
    • Charges are provided separately with the contractor’s invoice
    • No hidden fees
  • Tenant Eviction Process – $775.00

    • Complete and serve N4-N5 notice
    • Process L1-L2 application with the LTB
    • Attend and complete the hearing process
    • Provide you with all documentation after the hearing   
    • If required, application of L10 to go after the tenant for damages.

    If a sheriff is required, there is an additional cost for the sheriff's fee
